A token payment feels small, but it often locks you into a deal. Before any money changes hands, ask the seller for copies of the documents below and get them checked by a property lawyer.
Ownership and title
- Sale deed / title deed showing the seller as the current owner.
- Mother deed or previous chain of sale deeds, ideally for 30 years.
- Encumbrance certificate confirming there is no loan or legal claim on the property.
Approvals
- Approved building plan from the local development authority.
- RERA registration for under-construction projects — check the number on your state RERA website.
- Occupancy / completion certificate for ready-to-move homes.
Taxes and dues
- Latest property tax receipts.
- No-dues certificate from the society or builder for maintenance.
- Electricity and water bills in the owner’s name.
Keep scanned copies in one folder; your bank will ask for most of them again when you apply for a home loan.
